The information provided to you by us about Hay Barn & Straw Barn, (“the premises”), has been compiled as accurately as possible. However we reserve the right to alter the inventory & other items without notice, and to withdraw a premises for reasons beyond our control.

If we, the owners, withdraw a premises for reasons beyond our control, the booking will be cancelled. We will give you a full refund and we shall not incur any further liability to find you alternative accommodation, nor for damages or consequential loss; nor for any other reason resulting, directly or indirectly, from the cancellation.

You, the holidaymaker, undertake to keep the premises and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as at the commencement of the holiday; and also undertake to leave the premises in the same state of cleanliness and general order in which it was found. All breakages and any damage must be reported to the owners/caretaker prior to departure. The owners will hold a Damage Deposit to compensate for any such breakages or damage which may occur, or for extra cleaning required. Each Barn’s Damage Deposit is £100 for a one-week hiring, increased by £75 for each extra week. Any unused Damage Deposit will be returned as soon as any costs arising have been ascertained.

The persons occupying the premises must not differ from those entered on the booking form. Should an extra person wish to come, please notify the owners, and they shall have complete discretion to accept or refuse the extra person. An additional charge may be made for this.

The owners cater primarily for family holiday bookings. Therefore single sex groups and/or young parties will only be allowed at the owners’ discretion and the holidaymaker must advise the owners of this before making the booking.

The owners are not responsible for any damage to persons or those persons’ property whilst staying at the premises. The use of the premises is subject to the owners’ regulations and to UK law.

The owners aim to do everything possible to give you a successful and enjoyable holiday but sometimes things can go wrong. Please let the owners or their caretaker know immediately if you have a concern or are dissatisfied, and any complaint will be investigated. Complaints not reported during the occupation of the premises cannot be entertained. It is regretted that no discussion or correspondence can be entered into when complaints are made upon departure or after you return home, when you will surely appreciate that it is quite impossible for the problems to be effectively investigated or corrected.

The owners &/or their caretaker &/or other representative are/is to be allowed access to the property at any reasonable time during the holiday hiring period.

You agree to the arrival and departure times. The arrival time is from 4.00 pm on the start day of your holiday (unless agreed in advance with the holiday home owners), and the departure time is no later than 10.00 am on the day of leaving.

The holidaymaker may bring no Pets to the property or the surrounding Watstock Farm - except a trained Guide Dog, and then only provided it is agreed with the owners at the time of the booking.

Smoking is not permitted in either premises.

Payment of the balance of the holiday charge should be made at the latest eight (8) weeks before the holiday begins. Failure to pay by the due date could lead to the holiday being cancelled by the owners without further notice and with the loss of your Initial payment.

Your holiday booking is a legally binding contract and you should therefore protect yourself against events beyond your control that may lead to you needing to cancel or curtail your holiday. At the time of the owners sending you, normally by email, confirmation that your holiday is booked with them, you become liable for full payment of any later charge balance by the due date. The owners recommend you to consider obtaining your own suitable insurance.

Payment methods shall be:-
(a) Sterling cheques, drawn on a UK bank; or
(b) Bankers transfer or Bankers Draft to the owners’ bank account.
The payee is J.P. Quirk Farms.
For all overseas payments we regret there must be an additional charge of £25.00.

A Booking shall be considered provisional and not binding on the owners until they have received a completed Booking Form and until the necessary Total First Payment, or a Full Payment, has been cleared through their Bank account.

The owners reserve the right for them and their caretaker to terminate any holiday occupancy immediately if any of the above conditions are not observed.
